Am I required to make my property available to Section 8?
Under Texas law, residential property owners are generally not required to accept Section 8 housing vouchers, and some local ordinances may impose different requirements. When voucher acceptance is at the owner's discretion, we discuss the financial and operational tradeoffs with you and follow your direction. Whatever you choose, Strago complies with all applicable fair housing laws. -
Can I reach you after hours?
Yes. Urgent maintenance and safety issues route to a 24/7 emergency line. Non-emergency requests are handled during normal business hours through your Owner Portal. For ownership-level questions, you reach a founder directly. -
Can you put the money directly into my account?
Yes. Owner disbursements are deposited by ACH directly to your bank account on a set monthly schedule. Every transaction is itemized in your Owner Portal in real time. -
Do I get to see the lease or sign it?
Strago signs leases on the owner's behalf as authorized agent under the management agreement. Owners can request to review the lease template at any time, and every executed lease is stored in your Owner Portal. -
Do you sell real estate too?
Strago focuses on property management. If you are buying or selling, we can refer you to trusted real estate partners in the Brazos Valley. -
How and when do I get my checks?
Owners are paid by the 10th of each month after rent has been collected and expenses applied. Direct deposit is standard. Detailed statements are posted to your Owner Portal. -
How is rent collection handled?
Tenants pay through a secure online portal with automated reminders. Late rent triggers a lease-compliant notice and enforcement of late fees. Persistent nonpayment moves to eviction support with retained counsel. -
How long of a lease do you sign?
Standard lease terms are 12 months. Shorter or longer terms can be arranged based on market conditions and owner preference. -
How much security deposit do you charge the tenant?
Security deposit amounts are set based on rent level, applicant screening results, and market conditions, in compliance with Texas Property Code limits. We recommend a deposit that protects owner equity while keeping the property competitive. -
How soon can you start managing my property?
We can begin as soon as the management agreement is signed. From there, we complete an initial inspection, prepare marketing materials, and list the property, typically within five to seven business days. Faster turnarounds are available when the property is already rent-ready. -
What type of properties do you manage?
Strago manages single-family homes, condos, townhomes, and small to mid-size multi-family properties across the Brazos Valley. We do not currently manage commercial real estate. -
What type of reports do I get and how often?
Owners receive a monthly Owner Statement covering rent collected, expenses paid, and net disbursement. Live income, expenses, and maintenance activity are visible in your Owner Portal in real time. Year-end summary statements and 1099s are delivered for tax preparation. Custom reports are available on request. -
Who holds the tenant security deposit?
Security deposits are held in a designated trust account separate from operating funds, in accordance with Texas Property Code. Deposit accounting is documented in your Owner Portal, and deposit returns are handled in compliance with Texas Property Code Section 92.103 at lease end. -
How much do you charge for repairs and maintenance?
Strago adds no management fee to repairs under $500. Repairs above $500 carry a flat 10% coordination fee. Vendors are vetted, estimates are documented in your Owner Portal, and owner approval thresholds for larger repairs are set in your management agreement. -
What does Strago charge for management?
Strago charges 9% of rent collected, with a flat $200 marketing fee at the start of each placement and a half-month placement fee per tenant placement. Lease renewals are a flat $250. There is no vacancy fee, no setup fee, no cancellation fee, and no management fee on repairs under $500. Full pricing is on our Pricing page. -
Are there long-term contracts?
No. Management agreements are month-to-month. Cancel anytime with no penalty. -
What is your 12-month placement guarantee?
If a placed tenant departs within 12 months of move-in, Strago re-leases the property without charging an additional placement fee.
