What services does Strago Properties provide?
We offer a full menu of community association management services, and your HOA only pays for what it selects. Typical services include:
- Financial management and monthly reporting via our online HOA Management Portal
- Assessment and dues billing and collection (optional; many boards choose to keep this in-house)
- Delinquency and third-party collection administration
- Maintenance, repairs, and vendor oversight

How does pricing work?
Our core management fee is charged per unit, per month, so smaller and larger communities each pay in proportion to their size. Onboarding is a separate one-time fee that covers records transfer, ledger setup, vendor setup, owner data migration, portal configuration, and your initial management certificate. Every fee your community will actually pay is itemized in your SOW before you sign. -
Is my monthly fee guaranteed to stay the same?
Yes. Your monthly management fee is fixed for the first twelve months of the engagement. -
What is the difference between the MSA and the SOW?
The Master Services Agreement (MSA) is the master contract that governs the overall relationship, definitions, and standard terms. The Statement of Work (SOW) is community-specific. It lists your unit count, the services you have selected, your fees, and your meeting cadence. If there is ever a conflict between the two documents, the MSA's order of precedence controls. -
How are repair and maintenance costs handled?
Small repairs are coordinated at no additional charge. For repairs above a set dollar threshold, we charge the lesser of a small percentage of the repair cost or a flat dollar cap, never a straight percentage with no ceiling. For example, on a large repair, a manager charging a flat 10% would cost far more than our capped fee. This structure is calculated per repair. We do not apply it monthly or split projects to trigger extra charges. -
Does the Association need to approve repairs?
Routine, lower-cost items are handled directly by our team. Repairs, purchases, or non-budgeted disbursements above your community's approval threshold require prior Board approval, except in genuine emergencies, where we act first to protect the property and notify the Board promptly. -
How many meetings are included in the management fee?
Standard engagements include attendance at regular quarterly Board meetings and one annual membership meeting each year, at no extra charge. We will present a management report at each meeting and can circulate draft minutes within 10 business days if requested. -
What if the Board needs an extra or special meeting?
Additional meetings beyond your standard cadence are billed at a flat per-meeting rate, so you will always know the cost upfront. -
How often will our Board see financial reports?
Financial management and reporting are delivered monthly through our online HOA Management Portal, giving your Board visibility into the community's finances. -
What happens at year end?
If year-end deliverables are part of your SOW, we provide a full annual financial statement package and an annual repair and maintenance log within 90 days after your fiscal year ends. -
Do you offer property assessments?
Yes. An annual property assessment and recommendation report is available as an add-on service. Scope and fee are confirmed in a separate written engagement before any work begins, so your Board approves the cost in advance. -
Are we locked into a long-term contract?
No. After the initial term, engagements continue month-to-month. Either party may terminate for convenience with 60 days' written notice and no penalty. -
Do you require us to use in-house vendors?
No, we use a competitive vendor process to ensure the community gets the best service at the best price. -
Should our Board have an attorney review the agreement?
Yes. We recommend every Association have its own legal counsel review the MSA and SOW before signing, just like any other contract for professional services. -
